Cost Allocation Study - Dragon Views
Usage: Residential Tower with Retail and Parking
Scope of WorkIdentify and segregate costs directly attributable to:
- Residential common areas
- Retail common areas
- Parking areas (if applicable)
- Review each budget line item (e.g., cleaning, security, utilities, maintenance, management fees).
- Determine whether the cost applies to Residential, Retail, Parking, or a shared portion.
- For shared items, determine the correct split ratio based on justified criteria such as usage, area, load factor, benefit, etc.
- Recommend the most appropriate cost allocation method for each line item based on industry practice, RERA guidelines and logical, defendable assessment.
- Develop a weighted matrix factoring in area, usage intensity and other criteria.
- Document assumptions behind each weighting.
- Create a table with each budget line item, allocation percentages for Residential, Retail and Parking, and justification for each allocation.
- Cost Allocation Report including methodology, justifications and line by line allocation breakdown.
- Service Charge Allocation Table (Excel + PDF).
- Supporting diagrams, calculations or assumptions.
- Presentation to HOAM/Owners Committee (if requested).
Dubai Trade License and Activity requirements. Vendors must have a trade licence issued by the relevant Dubai authority. Failure to comply may result in stoppage of funds through the Escrow Account.
