Senior Specialist Build to Suit - Economic Cities & Free Zones

The Senior Specialist Build-to-Suit supports presales design and proposals. The role translates tenant briefs into clear concept/test-fit layouts, technical drawings, and 3D/isometric visuals, and prepares option comparisons that explain impacts on area, specification, scope, and schedule. It balances design quality with practical delivery needs, accelerating decisions and moving opportunities efficiently toward ready assets.

  • Generate and iterate early design options with supporting visuals, securing stakeholder alignment on layouts that satisfy both functional needs and aesthetic benchmarks.
  • Interpret tenant briefs and convert them into clear and actionable concept design plans, ensuring that each proposed layout maximizes the site's development potential and meets targeted yield-on-cost parameters.
  • Support build-to-suit (BTS) optioning by translating tenant needs into initial site/test-fit layouts and documenting assumptions for pricing.
  • Collaborate with Engineering/Projects to validate constructability-driven savings, capturing assumptions and trade-offs for client review.
  • Support the creation and preparation of technical and commercial presentations to clearly communicate project details and requirements to team members and clients, ensuring accuracy and relevance.
  • Prepare and refine renders or visuals by integrating feedback from cross-functional teams and stakeholder inputs to enhance client understanding and alignment on design options.
  • Run the design kickoff and cadence (agenda, minutes, action tracker) by working with internal stakeholders; track deliverables against schedule and elevate slippage early.
  • Track and follow up on tenant-approved projects with internal stakeholders (Commercial, Projects, Engineering), chase dependencies, and elevate risks to keep milestones on schedule and support timely asset delivery.
  • Support client-facing visits by attending meetings and site walk-throughs with the team; document process adjacencies, capture requirements, operational flows, and constraints, and translate them into design briefs/specs.
  • Prepare visit reports and convert operational observations into specification inputs for internal review, updating test-fit layouts and drawings to reflect client feedback and operational realities.
Educational and Technical Qualifications

Bachelor's degree in Architecture, Engineering, or a related field (preferably Civil Engineering with a specialization in Structural).
