Senior Project Manager

Senior Project Manager to lead the end-to-end delivery of flagship real estate development projects in the UAE. The role requires a strategic leader who can bridge office-based planning with on-site execution, ensuring projects are delivered on time, within budget, and to the highest standards of quality and safety. The successful candidate will be the primary driver and accountable point person for all project phases, from concept through handover, managing complex stakeholder relationships and multidisciplinary teams across the UAE.

1. Project Leadership & Strategic Planning

• Lead the planning, execution, and closure of large-scale residential, commercial, mixed-use, and/or hospitality projects.
• Develop and implement project execution plans with detailed schedules, budgets, resource allocation, and risk management strategies.
• Ensure all project objectives align with the company's strategic, financial, and brand goals.
• Champion value engineering initiatives to optimize cost, quality, and long-term performance.

2. Stakeholder & Communication Management

• Act as the primary liaison for stakeholders including senior management, investors, clients, consultants, contractors, and authorities.
• Facilitate effective communication and decision-making, resolve conflicts, and negotiate solutions to keep the project on track.
• Prepare and deliver progress reports, executive summaries, and risk assessments to senior leadership.

3. Design & Technical Management

• Lead external design consultants to ensure timely delivery of design packages meeting regulatory and budgetary requirements.
• Review and approve design drawings, technical specifications, and material submissions.
• Oversee the local authority approval process (e.g., DM, Trakhees, ADM) ensuring compliance with UAE building codes and FIDIC contract administration.

4. Construction & Site Management

• Provide oversight of construction activities through site visits, progress meetings, and coordination with Site Management.
• Ensure contractors adhere to schedules, budgets, quality standards, and HSE protocols.
• Review, evaluate, and approve contractor submittals, including RFIs, material samples, method statements, and variation orders.
• Own the project budget, implementing cost control and cash flow forecasting measures.
• Approve interim payment certificates and final accounts based on milestones and completion.
• Identify financial risks and implement mitigation strategies to protect profitability.

6. Risk, Quality & Compliance Management

• Develop and maintain project-specific risk and quality management systems.
• Ensure adherence to company policies, ISO standards, and regulatory HSE requirements.
• Identify potential timeline, cost, or quality issues and implement timely corrective actions.

7. Project Handover & Close-Out

• Lead testing, commissioning, snagging, and final inspections to ensure seamless handover.
• Manage the defects liability period and resolve snags promptly.
• Oversee the close-out of project documentation and archiving of records for legal and operational reference.

• Education: Bachelor's degree in Civil Engineering, Architecture, Construction Management, or related field (Master's preferred).
• Experience: 10+ years in project management with at least 5 years in senior leadership within real estate development.
• Proven track record delivering large-scale projects in the UAE/GCC.
• Familiarity with FIDIC or similar contracts and UAE authority approval processes.

• Membership with professional bodies such as the Society of Engineers UAE or CIOB.
• Familiarity with sustainability and ESG requirements in construction is a plus.
• Fluency in English (spoken and written); Arabic is an advantage.
