An outstanding opportunity to join a forward-thinking construction company seeking a Planned Reactive Maintenance Manager who is keen to progress their career. Gatwick Construction are a specialised and expanding company delivering a wide range of Construction, Engineering and Maintenance project works to UK Airport, Rail, Security and Road Sectors.
Purpose
Manage a team of reactive maintenance workers to effectively plan, prioritise and ensure delivery of the Planned & Reactive Maintenance Programme on all properties owned or managed by Gatwick Construction s clients.
To ensure the maintenance team support the delivery of the planned reactive maintenance service.
To further identify, plan and manage any approved refurbishment programmes on any development owned or managed by Gatwick Construction s clients.
Main duties and responsibilities
To ensure that policies and procedures for planned, cyclical and major refurbishment maintenance work are properly implemented, reviewed and updated.
To ensure full and effective application of the organisation s policies and procedures on all aspects of procurement, the award of contracts, budgeting and expenditure.
Planning, budgeting and award of work
Become familiar with all assets owned or managed by Gatwick Construction s clients and understand its current condition, in order to establish and maintain a planned maintenance programme for all cyclical and planned works.
To set out a monthly plan of work for all approved contracts over the year. To implement, monitor and report exceptions once approved.
To advise on the selection of contractors able to meet the criteria listed in the organisations planned maintenance programme. To negotiate contract terms, appoint contractors and resolve any contractual issues that may arise.
To ensure that programmes, works specifications, tender invitations and any contracts prepared, take full account of Construction Design and Management (CDM) Regulations 2015 and any other statutory compliance provisions.
To ensure that all building control and planning approvals are acquired and recorded for proposed works and that account is taken of Service Level Agreements.
To ensure that all contracts and other works are awarded properly, fairly and equitably in line with company policy and procedures.
To retain records of all planning and budgetary provisions.
Management of works
To ensure that all planned maintenance projects are procured and managed within the timelines outlined within the clients Service Level Agreements.
To ensure that all planned maintenance projects are both physically and financially complete within budget.
To ensure that all contractors and other service providers are fully briefed on and apply requirements applicable to workplace health and safety.
To diligently review project programmes/labour on a weekly/monthly basis making sure that they are accurate and reflect the current status of each individual project.
To maintain thorough arrangements for and records of contract management quality control and reporting of works and any remedial actions.
To maintain thorough arrangements for all expenditure authorisation monitoring and control, including prompt reporting of expenditure and variances.
To make recommendations on proposed work to improve life cycle, efficiencies or savings.
To recommend solutions to technical problems and implement solutions.
To assist, alongside the team of Project Managers, with the effective delivery of the Reactive Maintenance service offered to clients. This will include assistance in diagnosing complex reactive maintenance issues, attending site when required.
Management responsibilities
Manage all direct report work plans, deliver toolbox talks, attend staff meetings, and maintain company records as required.
Represent the organisation at various regular team meetings, such as H&S, Quality and Environmental management.
Other responsibilities
To undertake other duties as delegated by the Managing Director.
Production and implementation of Risk Assessments, Method Statements and Work Package Plans.
Applying engineering skills to a variety of Design Build Projects.
Assist in the production of site plans, work package plans, general arrangements and calculations.
Client liaison.
Procurement of plant, materials and subcontractors.
Estimating and tendering.
About you:
You will have demonstrated experience in the construction industry and have the ability to prioritise a varied workload effectively.
Hold a current CSCS card and SMSTS qualification (desirable, not essential).
Be well versed in all current industry best practice for Health & Safety standards.
