We are looking for an experienced, hands-on Operations Manager to run day-to-day property operations for a short-stay / holiday-home portfolio in Dubai. You will own operational delivery across onboarding, housekeeping, maintenance, guest experience, DTCM/compliance and vendor management - ensuring high guest satisfaction, strong occupancy and efficient, compliant operations.
Key responsibilities- Operational leadership
- Oversee operations across the managed portfolio (check-ins/check-outs, cleaning, inventory control, maintenance).
- Create and maintain SOPs for all operational processes (onboarding, turn-over, emergency response, inspections).
- Ensure smooth guest communications and delivery of 24/7 guest support (handover to on-call teams when required).
- Implement quality control checks and guest feedback loops; drive continuous improvements to ratings and reviews.
- Property onboarding & listings
- Lead onboarding for new properties: site inspections, photography coordination, inventory lists, furnishing recommendations, and DTCM registration.
- Coordinate with marketing/pricing teams to ensure accurate listing content and availability.
- Manage in-house and third-party vendors (cleaning, laundry, plumbing, electrical, AC, carpentry, handyman).
- Maintain vendor SLAs, negotiate contracts, monitor costs and ensure timely workmanship and invoicing.
- Compliance & finance
- Ensure full compliance with Dubai short-term rental regulations (DTCM registration, tourism fee collection, DEWA, etc.).
- Oversee operational budgets, approve maintenance spend within delegated authority and support month-end reconciliation with finance.
- Revenue & yield support
- Work with revenue/pricing teams to implement pricing rules, blackout dates, minimum night stays and occupancy strategies from an operational feasibility perspective.
- Team management
- Recruit, train and mentor operations staff (housekeeping supervisors, check-in coordinators, maintenance coordinators), run rosters and manage performance.
- Maintain a culture of safety, professionalism and service excellence.
- Reporting & systems
- Maintain accurate records in the PMS/Channel Manager/CRM;
- PreparingCheck-in and checkout reports, Security deposit refunds.
- Bachelor's degree (Hospitality, Business, Operations or related) preferred.
- 3-5+ years operational management experience in short-stay/hospitality/property management, ideally in Dubai/UAE.
- Strong knowledge of Dubai short-term rental compliance (DTCM) and utilities set-up (DEWA, Empower, etc.).
- Experience with property management systems (PMS), channel managers and booking platforms (Airbnb, etc.).
- Proven vendor management, contract negotiation and budget control skills.
- Excellent leadership, written and spoken English; Arabic is an advantage.
- Strong problem solving, multitasking and decision-making under pressure.
- Valid UAE driving license preferred (for property inspections).
- Customer-centric and service oriented.
- Highly organized, process minded and detail focused.
- Proactive, calm under pressure and able to prioritize competing demands.
- Strong communicator and coach; able to motivate teams on the ground.
- Occupancy and average daily rate (in partnership with revenue team).
- Guest satisfaction score / average review rating.
- Turnaround time for cleaning and maintenance requests.
- Percentage of preventative vs emergency repairs; maintenance cost per property.
- Onboarding throughput (time from contract to live).
- Vendor SLA compliance and cost control.
